HomeMy WebLinkAboutCT 00-16; Poinsettia Properties Deck/Patio Cover Exhibit; Tentative Map Exhibit (2)Balcony/ Deck Design Guidelines The following are design guidelines/standards for balconies and decks within Planning Areas 2 and 4 of the Poinsettia Properties Specific Plan . The purpose of the design guidelines is to permit the construction of balconies/decks that are aesthetically pleasing and unobtrusive. The design guidelines are accompanied by a Balcony/Deck Exhibit that identifies which units may have balconies/decks and the location of the balcony/deck on a unit by unit basis . Basic Requirements 1. All balconies/decks shall comply with the requirements of the Uniform Building Code . 2. Prior to the issuance of a building permit for a balcony/deck, proof must be shown that the balcony/d eck has been approved by the Homeowners Association . Approval by the Homeowners Association is discretionary as outlined in the CC&Rs (HOA letter or HOA stamp on plans.) 3 A balcony/deck must be of color and design that is compatible with the dwelling unit 4. A balcony/deck must maintain all setback requirements as specified in the Poinsettia Properties Specific Plan , the Planned Development Ordinance, or the balcony/deck design guidelines, whichever is most restrictive . 5. No balcony/deck may intrude into any yard so as not to comply with Section 21.46.120 of the City Zoning Ordinance. 6. Third-level balconies/decks are not permitted. 7. Balconies/decks are permitted only on the units specifically identified as allowing for balconies/decks per the Balcony/Deck Exhibit . Specific Development Standards 1. Second-story balconies/decks shall be a maximum of 10 feet deep and 20 feet wide and maintain a minimum 5-foot setback from fences, sound walls, or community walls. 2. The outside edge of a balcony/deck must maintain a minimum distance of 10 feet from any adjoining dwelling unit or other balcony/deck post. 3. The location of balconies decks may be modified from the coverage area specifically identified by the Balcony/Deck Exhibit, subject to the approval of the Homeown~rs Association and the City of Carlsbad Planning Department Trellis/Patio Cover Design Guidelines The following are design guidelines/standards for trellis/patio covers within Planning Areas 2 and 4 of the Poinsettia Properties Specific Plan . Detached patio covers may be allowed outside of the coverage area specifically identified by the Balcony & Patio Cover Exhibit, provided the detached patio cover does not encroach into the usable 15 foot by 15 foot rear yard area and provided all setbacks are maintained, subject to the approval of the Home Owners Association and the City of Carlsbad Planning Department. 8 All lots must maintain a usable 15' by 15' rear yard area . Only open-roof trellis or open-roof patio covers (e.g., lattice panels or materials arranged parallel to each other such as 2" x 2" VvOod with spaces between each piece) may extend into the required 15' by 15' rear yard area. Specific Development standards 1. All trellis/patio covers shall have a maximum depth of no more than 20 feet and must maintain a minimum 5-foot setback from rear and side yard fences, sound walls, or community walls. 2. The outside edge of a trellis/patio cover must maintain a minimum distance of 10 feet from any adjoining dwelling unit or other trellis/patio cover post A maximum of 2 feet overhang is allowed past the post. 3. The location of trellises/patio covers may be modified from the coverage area specifically identified by the Trellis/Patio Cover Exhibit, subject to the approval of the Homeowners Association and the City of Carlsbad Planning Department.
