lHE FOLLOWING ARE DESIGN GtJIDELINES/STANDARDS FDR TREWS/PATIO COVERS WllHIN
PARKSIDE. lHE PURPOSE OF THE DESIGN GUIDELINES IS TO PERMIT THE CONSTRUCTION OF
TREWS/PATIO COVERS THAT ARE AESTHETICALLY PLEASING AND UNOBTRUSIVE THE
DESIGN GUIDELINES ARE ACCOMPANIED BY A TRELLIS/PATIO COVER EXHIBIT lHAT IDENllFlES
WHIOi UNITS MAY HAVE TRELILIS/PATIO COVERS AND THE LOCATION OF THE TRELLIS/PATIO
COVERS AND lHE LOCATION Of THE TRELLIS/PATIO COVER ON A UNIT BY UNIT BASIS.
BASIC REOOIREMENTS
1. ALL TRELLIS/PA TIO COVERS SHALL COMPLY Wl'TH THE REQUIREt.lENTS OF THE
UNIFORM BUILDING CODE.
2. PRIOR TO THE ISSUANCE OF A BUILDING PERMIT FOR A TRELLIS/PATIO COVER,
PROOF MUST BE SHOWN THAT lHE TRELLIS/PATIO COVER HAS BEEN APPROVED BY
THE HOMEOWNERS ASSOCIATION. APPROVAL BY THE HOMEOl'INERS ASSOCIATION IS
DISCRETIONARY AS OUTLINED IN THE CC&Rs (HOA LETTER AND/OR HOA STAMP ON PLANS}.
3. A lRELLIS/PATIO COVER MUST BE OF COLOR AND DESIGN THAT IS COMPATIBLE WITH
THE DWELLING UNIT.
4. ROOFING MA1ERIALS FOR A PATIO COVER MUST BE THE SAME OR NEAR THE SAME STYLE
AND COLOR AS THE DWELLING UNIT.
5. A TRELLIS/PATIO COVER MUST MAINTAIN ALL SETBACK REQUIREMENTS AS SPECIFIED IN
THE PLANNED DEVELOPMENT ORDINANCE, OR THE TREWS/PATIO COVER DESIGN
GUIDELINES, WHICHEVER IS MOST RESTRICTIVE.
6. NO TRELLIS/PATIO COVER MAY INTRUDE INTO ANY YARD SO AS NOT TO COMPLY WITH
SECTION 21.46,120 OF THE CITY ZONING ORDINANCE
7. TRELLIS/PATIO COVERS ARE PERMITTED ONLY ON THE UNITS SPECIFlCALLY IDENTIFIED
AS ALLOWING FOR TRELLIS/PATIO COVERS PER THE TREWS/PATIO COVER EXHIBIT
SPEOFIC DEVELOPMENT STANDARDS
1 ALL TRELLISES/PATIO COVERS SHALL HAVE A MAXIMUM -DEPTH OF 15 FEET.
2. TRELLISES/PA 110 COVER MUST MAINTAIN A MINIMUM 10 FOOT
SETBACK FROM ANY REAR YARD FENCE, SOUND WALL, OR COMMUNITY WALL
AND A MINIMUM 5 FOOT SETBACK FROM ANY SIDE YARD FENCE, SOUND
WALL, OR COMMUNITY WALL THE OUTSIDE EDGE OF TRELLIS/PATIO COVERS
MAY OVERHANG THE POSTS BY TWO FEET (ONE FOOT FOR UNITS BACKING TO
HIDDEN VALLEY ROAD) PROVIDED THAT THE MINIMUM SETBACK DISTANCE OF
B FEET (9 FEET FOR UNITS BACKING TO HIDDEN VALLEY ROAD) IS MAINTAINED
FROM THE OUTSIDE EDGE OF THE TRELLIS/PATIO COVER AND ANY REAR YARD
FENCES, SOUND WALLS, OR COMMUNITY WALL.
3. THE SIDE YARD OUTSIDE EDGE OF A TRELLIS/PATIO COVER MUST MAINTAIN A
MINIMUM DISTANCE OF 1EN (10) FEET FROM ANY ADJOINING DwaLING UNIT OR
OTHER TRELLIS/PATIO COVER.
4. NO TRELLIS/PATIO COVER MAY BE LOCA1ED OUTSIDE THE COVERAGE AREA
SPECIF/CALLY IDENTIFIED BY THE TRELLIS/PATIO COVER EXHIBIT.

BALCONY /DECK DESIGN GUIDELINES
TH£ FOLLOWING ARE DESIGN GUIDELINES/STANDARDS FOR BALCONIES AND DECKS l'ATHIN
PARKSIDE. THE PURPOSE OF THE DESIGN GUIDELINES IS TO PERMIT THE CONSTRUCTION
OF BALCONIES/DECKS THAT ARE AESTHETICALLY PLEASING AND UNOBTRUSIVE.
THE DESIGN GUIDELINES ARE ACCOMPANIED BY A BALCONY /DECK EXHIBIT THAT IDENTIFIES
