Also address integrity.) The 160 Cherry Avenue residence is located at the northwest quadrant of the City of Carlsbad. Carlsbad is in the northern part of San Diego County that is situated in between the Pacific Ocean coastline and interstate 5 West side. It is bordered by Oceanside on the north, Vista on the east and Encinitas on the south. The northwest quadrant of Carlsbad was the first settlement of Carlsbad, downtown, the "Barrio" and the old Carlsbad . The history of Carlsbad in directly attributed to Luiseiio people (Spanish name given to them because of their proximity to Mission San Luis Rey). During the Mexican period, in 1842, the southern portion of Carlsbad was granted as Rancho Agua Hedionda to Juan Maria Marr6n . It later became founded as a cattle station located along the Spanish Camino Real and settled by Anglo ranchers in the late 1860s. It was first called Frazier's Station but was renamed when its mineral waters were found to be similar to those of Karlsbad in Bohemia (now Karlovy Vary, in Czech Republic). ,-----------------------, B11. The one-story massing largely exists along the southern property boundary. Of standard wood-frame construction, the residence is set on a concrete foundation with floor joists. The residence has a large living room with fireplace, kitchen, dining room, two bedrooms and one bathroom. Overall, it consists of approximately 837 total square feet of livable area . The 160 Cherry Avenue residence features a newish composite low-pitched grey roof with modest overhang. Originally, the roof consisted of brownish roof shingles. The main entry area is located near the attached garage at the southwestern property boundary. The exterior of the home, which was remodeled sometime after the year 2000, consists of white stucco. The residence contains several vertical sliding and fixed rectangular windows and few picture windows that varies in size. These windows are not original, they are white vinyl and multi-paned. Originally, most of the windows around the house featured one-paned gray metal windows. The main entry door of the residence is of vinyl and fixed glass pane. The door is not original, as the pane is tempered. The front door gate is of metal and is painted white. These features appeared in a 2008 photograph of the residence but have been completely removed and are not present on the residence today . Most of the main (south) elevation is framed by a mature hedge, which makes visibility of this elevation somewhat difficult. Both the rear (north) and side (west and east) elevations are non-descript. The north elevation features two multi-pane sliding windows. There is connection between the residence and the rear elevation. The side elevations also consist of non-original white vinyl and multi-paned windows. The property is surrounded with a new synthetic white fence. Overall, the residence appears to be in fair conditions. Attached Garage: Attached to the residence, and along the southwestern property boundary is located a square-shaped, one-car garage. This structure is square in shape and measures approximately 12x20 feet. It consists of 240 square feet of space. This structure continuous the composite low-pitched grey roof of the main residence. The exterior consists of white stucco and a modern pull-up standard garage door. Overall, this structure appears to be in fair conditions. Patio/Deck Structures: Surrounding the main residence there are three patio/deck structures. The patio/deck structure located at the southeastern portion of the property boundary consists of a 14x20 feet wooden raised platform . It appeared to be constructed somewhat before 1999. It appeared to be constructed somewhat before 1999. The patio/deck structure located at the northwestern property boundary consists of a lOxlO wooden raised platform. It appeared to be constructed after 2008. These structures are not enclosed. Architectural History: The 160 Cherry Avenue residence was designed and constructed in California Ranch style in 1957. In its current appearance, the residence is not considered to be a representative example of the California Ranch architectural style and is not considered a valuable example of the use of local materials or craftmanship. In this regard, the property does not embody the distinctive characteristics of a style, type, period, or method of California Ranch style construction . The California Ranch style uses design elements borrowed from a domestic architectural style generated in the United States and from the American Western period. The style was extremely popular in the with the booming post-war middle-class of the 1940s to the 1970s. It is often associated with the tract housing built at this time, particularly in the southwest United States, which experienced a population explosion during this period, with a corresponding demand for housing. The typical features of a California Ranch style include a l-shaped or U-shaped design with a low-pitched roof, close-to-the-ground, wide-open layout with deep overhanging eaves. The design is typically built of local materials, and dramatic features like varying roof lines and extensive landscaping and grounds. The style aimed to be anonymous to the street with a flat fa!;ade, covered entry, street side windows, and open to the gardens in the back. The California Ranch style also consists of large expanses of glass, horizontal windows and sliding glass doors to make less of an apparent transition between the indoor and the outdoor, and often decorated with faux shutters. The exterior materials typically mixed stucco, brick, wood or stone. Perhaps too compact to be a California Ranch style and without that long, stretch-out feeling, the 160 Cherry Avenue residence lacks the major characteristics of a true California Rach style. It is current appearance; the residence features some physical characteristics associated with the California Ranch style. These elements include a low-pitched roof, stucco exterior, picture windows, and large patio and landscaping. Aside from these characteristics, however, the residence fails to possess several other typical elements which would denote a true, representative example of this style. For example, the residence lacks an L-shaped or U-shaped design; deep overhanging eaves, local and contrasting exterior materials such as: stone or wood, extensive landscaping areas, sliding glass doors that would connect the indoor with the outdoor, and faux shutters decorating the windows. As a result, the property is not architecturally significant . Local History: Carlsbad's earliest residents were the Luiseno Indians who settled in the coastal area. The Luiseno people were successful in living off the land using several natural resources to provide food and clothing . They had a close relationship with their natural environment. They used many of the native plants, harvesting many kinds of seeds, berries, nuts, fruits, and vegetables for a varied and nutritious diet. The land also was inhabited by many different species of animals which the men hunted for game and skins. Hunters took antelopes, bobcats, deer, elk, foxes, mice, mountain lions, rabbits, wood rats, river otters, ground squirrels, and a wide variety of insects. These Native Americans people were here at the time of the first contacts with the Spanish in the 16th century. The Spanish missions in California comprise a series of 21 religious outpost were established between 1769 and 1833. The missions led to the creation of the New Spain province of Alta California and were part of the expansion of the Spanish Empire into the most northern and western parts of Spanish North America . In 1821, Mexico achieved independence from Spain, taking Alta California along with it, but the missions maintained authority over native people and control of land holdings until the 1830s. The Alta California government secularized the missions after the passage of the Mexican secularization act of 1833. This divided the mission lands into land grants, which became many of the Ranchos of California. During the Mexican period, in 1842, the southern portion of Carlsbad, was granted as Rancho Agua Hedionda to Juan Marfa Marron. In the 1882, Captain John Frazier dug a well near the coast in Carlsbad. He began offering his water at the train station and soon the whistle-stop became known as Frazier's Station. A test done on a second fresh water well discovered the water to be chemically similar to that found in some of the most renowned spas in the world, and the town was named after the famed spa in the Bohemian town of Karlsbad . To take advantage of the find, the Carlsbad Land and Mineral Water Company was formed by a German- born merchant from the Midwest named Gerhard Schutte together with Samuel Church Smith, D. D. Wadsworth and Henry Nelson. The naming of the town to Carlsbad followed soon after, along with a major marketing campaign to attract visitors. .. • .. .. ... .. ... .. .. - .. - .. .. -... ... .. .. -• .. -.. Agricultural development of citrus fruits, avocados and olives soon changed the landscape. By the end of 1887, land prices fell throughout San Diego County. However, the community survived on the back of its fertile agricultural lands . In 1952, Carlsbad was incorporated to avoid annexation by its neighbor, Oceanside. Carlsbad is now home to over 112,000 people. Carlsbad has a semi-arid Mediterranean climate and averages 263 sunny days per year. Winters are mild with periodic rain. Today Carlsbad is an affluent city, with charming boutiques and sidewalk cafes. Carlsbad is perhaps best known however for it's 128-acre family theme park LEGOLAND California. Carlsbad's other attractions include pristine fishing lagoons, nature trails, bird-watching locations as well as their historic village. Carlsbad is also home to the famous Gemological School GIA and the Making Music Museum. Carlsbad has a strong Mexican and Italian heritage and that is expressed in their food. The Italian population originally came to the San Diego area because of the Tuna Fishing Industry and have stayed in the restaurant business. Carlsbad is a great location to enjoy fresh locally sourced ingredients and farm to table style meals. Property History: The property, upon which the 160 Cherry Avenue residence is physically located today, Lot G of Block 1, Palisades Heights, in the City of Carlsbad, was acquired by C.A. Newton and Hilda Newton from the Security Trust and Savings Bank of San Diego somewhat before April 1957. Security Trust and Savings Bank of San Diego was one of the products of the rapid growth of that time. It was an outgrowth of the National Bank of Commerce, and at the time, it was considered a "notable institution whose progress continues to parallel that of its community". Originally consisting of Lot G and I, C.A. Newton and Hilda Newton, son and mother, deeded Lot G to John D. Richards and Lottie Richards. After purchasing the property, a Notice of Completion was issued in August 1957. Although the identity of the architect was not stated, the contractor was stated as Riverside Builders, Inc . Historical research indicates that a year after the Notice of Completion, in July 1958, John D. Richards and Lottie Richards deeded the property to Charles H. Weese and Joyce M. Weese, a married couple and joint tenants. The Grant Deed shows an amount of $5,000 in favor of Oceanside Federal Savings and Loan Association, which the grantee assumed and agreed to pay. The Richards owned and occupied the residence until 1971. In August 1971, the 160 Cherry Avenue property was purchased by Carlo Riccitelli, a busineman, and his wife, Carol Riccitelli. The Ricitelli lived in the residence until their legal separation on May 1990. The property then passed to Carol Ricitelli, which ended up selling it to Keith Grochow, a single man, in July 1998 . .. -- .. -.. - ... -.. ... .... ---.. In May 1999, the couple released the property to an undivided 50% interest to Stephen Woodruff Trust and Claudia Hufnable Trust. In June 2001, after the dissolution of the marriage, Claudia transferred her deed to Stephen. In October 2002, Stephen refinanced the property for an undisclosed amount. In March 2003, Stephen H. Woodruff, unmarried, deeded the property to Stephen H. Woodruff, Trustee of Stephen Woodruff 1997 Trust. Subsequently, the property was sold to the current owners, Cherry KMA, a limited liability company, in August 2017. Conclusion: No historical evidence was identified which would support the contention that the 160 Cherry Avenue residence exemplifies or reflects special elements of Carlsbad's, Palisades Heights', or Cherry Avenue's historical, archaeological, cultural, social, economic, political, aesthetic, engineering, landscaping or architectural development. The structure in no way exemplifies or reflects special elements of City, community, neighborhood development any more than other existing structures (new or old) along Cherry Avenue or within Palisades Heights. The 160 Cherry Avenue residence is not directly linked to any important historic events or persons.
