Although these plans have been carefully prepared, the designer accepts no responsibility for any errors, omissions or commissions. 2. Drawings shall not be scaled, written dimensions shall govern. 3. All boundary and setbacks information shown on these drawings was completed with assessor's office data and general field measurements to existing fences and street. Section 1. List of Items Needed to Complete the Application Planning Division Comments 1. RV dimensions-22 ft x 7.5 ft x 9.33 ft (height) 2. Length and width of parking area within private property-8 ft X 36 ft 3. See the site plan for RV dimensions and parking area on private property. RV and be backed in from the street and placed right up against the wall. Trailer will be maneuvered into the space parallel to the wall, with the tow vehicle or trailer dolly. It can completely fit and be parked within private property. 4. There will be no barriers in between the RV and the street. No posts or chain. Vehicles can park as they wish in the street right-of-way. Engineering Division Comments 1. Correct right-of-way width and dimensions are shown. 2. Lot lines, bearings, and dimensions are shown 3. Preliminary title report is provided. 4. E-34 is provided. Section 2. Issues of Concern Planning Comments Code Enforcement Concerns 1. The wall parallel to the street where the trailer will be parked against, is only 40 inches tall, as measured from the lowest adjacent grade. Handrail is 36" height. 2. Paved area is shown on the site plan. 20' x 36' plus 12' x 5' = 780 ft2 • Paver area within encroachment is 41' x 12' = 492 ft2 • Encroachment agreement checklist attached. Building Comments 1. No permit was required at the time of construction due to height of wall under 42 inches. Engineering Comments 1. Property Owner: Allen Gelbart, 5485 El Arbol DR, Carlsbad, CA 92008. Plans were prepared by property owner. 2. Cross streets are now legible 3. Features are labeled existing or proposed [all features are existing) Code Enforcement Concerns 4. Improvements are shown in the right-of-way 5. Encroachment agreement checklist is attached 6. Posts will be removed 7. Lower terrace split block height= 40", upper terrace stacked block height: 33", white vinyl fence height= 39". Wall between stairs and driveway, tallest point is 56". This wall was planned and built 6 years ago, and was present during inspections by Paul Burnette.
