Page 2 Review Comments Ocean Mist Condominiums, 345 Oak Avenue, Carlsbad, California Sheet 1 Comments General note B: NFPA-13A has not been published for many years. Revise this note to indicate NFPA-25, current edition. General note H: Change section reference in NFPA-13, current edition and 1999 edition have no such section. No information was found anywhere on drawing indicating whether or not automatic sprinklers were used by the architect/builder to offset a requirement for one hour construction. Verify with the architect/builder that this was not the case. if sprinklers were used to offset one hour construction then the system must be designed throughout the building in accordance with NFPA- 13, which would include, among other things, protection for the attic space. Tables in the UBC suggest that one hour construction would be required in a building of this size. Sheet 2 Comments Verify that dielectric between ductile iron and copper is in place. Sheet 3 Comments NFPA- 13, Section 11.2.3.1.8 requires that the remote area for a space below an unsprinklered combustible concealed space be increased to 3,000 square feet as a minimum. The exception to this requirement noted in 11.2.3.1.8(4)(b) is not allowed according to the annex reference, A. 11.2.3.1. 8(4)(b) when the framing is composite wood joist as it is in this building on the garage level. The remote area must therefore be increased to 3,000 square feet. There were no hangers shown, or details for copper hangers. No earthquake braces were found, nor were any earthquake brace calculations. No information found on penetration details for any rated walls. Sheet 5 Comments Verify that the head near the fireplace in the end unit is outside of the heat zone Calculations Pipe segments 13-14-15 in the garage calculation show 2" pipe, while the drawings show 2/2" Segments 17-18 in the garage calculations show different lengths for the same segments in the residential system calculations. NFPA- 13R calculations show segment 9 with an elevation change of approximately 10-4", however the pipe length is indicated as being only 6" long. This is not possible. Pipe segment # 11 in the NFPA-13R calculation shows 11/2" pipe while the drawing shows 11/4" Ocean Mist Condos Review Comments. Page 2 Review Comments Ocean Mist Condos, 345 Oak Avenue, Carlsbad, CA The wall between unit garages and the common garage should be field verified to be rated at least 1-hour. If this wall is not a 1-hour wall the calculations must be revised to show a remote area minimum width of at least 1.2 x 11,800, per NFPA- 13. The only way that the currently shown remote area is in compliance is if the wall shown is rated at 1-hour or more. Verify that there is dielectric separation between the 4" ductile iron pipe into the building and the 2¼" copper riser. The modification to the hydraulic calculations required by our original comment #12 was not made in the resubmitted calculations, even though the response from the designer indicated that it was done. The resulting 1.75 psi error does not place the system requirement for pressure above 90% of the available supply and no further modification is required. The following comments are for your information and will appear on every residential sprinkler review. The alarm bell must be capable of being heard, above background noise, with doors closed, in all living areas of the residence. This will be checked at final acceptance. Pressure required at base of riser will be verified to be available at time of final acceptance. Sprinkler heads are omitted from bathroom areas under 55 SF in area with noncombustible plumbing fixtures. Fixtures will be verified at final acceptance. Sprinkler head blockage or pattern disruption caused by beams or other obstructions will be verified to not exist at final acceptance inspection. Sprinkler heads should be located the proper distance from heat sources (stoves, kitchen ranges, fireplaces, heat diffusers, etc.) This will be checked at final acceptance inspection. Sprinkler heads located in an unconditioned space (garage, water heater closet, etc.) should be fast response type with an appropriate temperature rating, commercial heads are acceptable in these areas. The test was conducted with representatives of the Carlsbad Municipal Water District and the Carlsbad Fire Department. Based upon maps provided by the Carlsbad Municipal Water District, the water main running east/west in Oak Ave between Lincoln and the Railroad track easement is a 12" diameter, circulating main located south of the centerline of the street. A hydrant located at the corner of Oak and Lincoln was used as the gauge hydrant with a hydrant located on the corner of Oak and Washington used to flow water from a 2-1/2" outlet. The results of this test were as follows: Static Pressure: 85 psi Residual Pressure: 78 psi Pitot Pressure: 80 psi Flow: 1350 gpm (1500 gpmx .9) As you know, this flow test represents an approximation of the available water supply at this location at the time this test was conducted. In accordance with Carlsbad Fire Department policy and NFPA 13 recommendations, these results should be reduced by a minimum 10% safety margin when applied to a fire sprinkler system hydraulic design.
