Wojcik -Principal Civil Engineer PROPOSED MINOR SUBDIVSION NO. 843 A preliminary decision has been made, pursuant to Section 20.24.120 of the City of Carlsbad Municipal Code, to approve the tentative parcel map of the proposed minor subdivision subject to the following conditions: 1. The applicant may request a review of the preliminary conditions within (10) days of the date of this approval. The request must be submitted in writing to the City Engineer in accordance with Section 20.24.120 through 140 of the Carlsbad Municipal Code. 2. The Subdivider shall sign a written statement to the effect that he has read Section 66427.1 of the Subdivision Map Act and that he shall make the required notifications to 3. the tenants (statement attached). The parcel map shall comply with the Land Use Planning Office memorandum for Minor Subdivision No. MS 843/CP90-5. 4. The tentative parcel map approval shall expire two (2) years from the date of the letter containing the final decision for tentative parcel map approval. 5. 6. 7, The developer shall provided the City with the reproducible 24" x 36" mylar copy of the tentative parcel map as approved by the City Eng1ineer. The tentative parcel map shall reflect the conditions of approval by the City. The map copy shall be submitted to the City Engineer prior to issuance of building permits, improvement plans, or grading per- mits submittal, whichever occurs first. Unless a standard variance has been issued, no variance from City Standards is autho- rized by virtue of approval of this tentative parcel map. The developer shall comply with all the rules, regulations and design requirements of the respective sewer and water agencies regarding s,ervices to the project. WOJCIK Principal Civil Engineer RJW:rp c: Gary Wayne IN THE TENTATIVE PARCEL MAP PURPOSES FOR CONDOMINIUM CITY OF CARLSBAD, COUNTY OF SAN DIEGO, STATE July 3, 1990 TO: FROM: SUBJECT: APPLICANT: ENGINEERING DEPARTMENT Planning Department CP 90-5/MS-843 CITY OF CARLSBAD OF CALIFORNIA The Planning Department has completed a review of the application for a division of ownership of an existing public building located at 801 Pine Avenue, Carlsbad, CA. It is the Planning Director's Determination that based on the attached conditions, the project is consistent with the City's non-residential condominium regulations (Chapter 21.47) and with all other applicable City ordinances and policies. Further, the project has been found to be categorically exempt from environmental review according to Section 15315(b) of the California Environmental Quality Act and a Notice of Exemption was filed on June 8, 1990. This memorandum, including the listed findings and conditions, constitutes approval of CP 90-5. Findings: 1. 2. 3. The project is consistent with the City's General Plan Land Use Element, because no change in use is proposed and the current use is allowed through a Conditional Use Permit. Adequate public facilities necessary to sere this project will be provided as required by the City Engineer in conjunction with the approval of the parcel map for this project. The project is consistent with the design criteria and development standards of 21.47 (Non-Residential Planned Development Ordinance) of the City's Zoning Code. I TENTATIVE PAR ~EL MAP NO. Approval of this request shall not exclude compliance with all sections of the Zoning Ordinance and all other applicable City ordinances in effect at time of final map approval. Building identification and/or addresses shall be placed on all new and existing buildings so as to be plainly visible from the street or access road; color of identification and/or addresses shall contract to their background color. This project shall comply with all conditions and mitigation required by the Zone 1 Local Facilities Management Plan approved by the City Council on July 15, 1987, incorporated herein and on file in the Plann·ng Department and any future amendments to the Plan made prior to the final n ap approval.
