August 31, 2023 Stellar Properties LLC 5030 A venida Encinitas, Suite 290 Carlsbad, CA. 92011 Subject: Gentlemen: Project No. 21-1126H4 As-Graded Report of Geotechnical Observation and Soil Testing Proposed Eco-Friendly Auto Spa Site 6010 A venida Encinas Carlsbad, California This report presents the results of our geotechnical observation and testing of fill soils placed during the development for the proposed Eco-Friendly Auto Spa site on subject property, located at 6010 A venida Encinas, in the City of Carlsbad, State of California. The grading reported herein was performed in accordance with the approved grading and improvement plans and Geotechnical Investigation Report prepared by Construction Testing and Engineering, Inc. San Dieguito Engineering (CUP 2017-0009), and the recommendations presented in the Geotechnical Investigation Report prepared by our firm. Rough Grading Prior to commencement of grading, the site was cleared and grubbed, and all debris hauled away and disposed of off-site. Grading commenced in September of 2021, with remedial grading for the on-site structures, consist of the car wash tunneVoffice building; trash enclose and vacuum/restroom. In the area of the proposed structures, existing soils within 5 feet outside the foundation lines were excavated to a minimum depth of 3 feet below the bottom of the proposed foundation, or to the depth of suitable material, whichever depth is greater. In all structure areas, the maximum depth of removal was 6 feet. In addition, chunks of clayey soils encountered in the undocumented fill were removed, and disposed of off-site The bottom of the over-excavations were inspected and approved by our firm, and then scarified to a depth of 8 inches. The removed soils were then properly moistened, replaced and uniformly compacted in lifts on the order of 6 to 8 inches until finished grade is achieved. Project No. 21-1126H4 Stellar Properties LLC 6010 A venida Encinas 08/31/23 Page 2 In November, 2021, grading for the parking lot was accomplished. The upper 24 inches of the soils beneath finished grade were removed and uniformly recompacted. Backfill soils placed over on-site utilities were observed to be properly compacted. In April, 2023 , the base and asphaltic concrete placed on the driveway entrance were observed and tested. The in-situ densities of the fill soils, base material and asphaltic concrete placed were tested in accordance with the applicable provisions of ASTM D2922. The depths of fill at which the tests were taken and the final test results are presented on pages T-1 to T-4, under, "Table of Test Results". The laboratory determinations of the maximum dry densities and optimum moisture contents of the fill soils, base material and asphaltic concrete are set forth on page L-1 under, "Laboratory Test Results". The approximate location of the compacted filled ground and field density tests are shown on Figure No. 1, entitled, "Approximate Location of Compacted Filled Ground and Field Density Tests". The results of the tests and observations indicate that the fill soils placed on the site have been compacted to at least 90 percent of maximum dry density at near optimum moisture content; while the subgrade soils; base material and asphaltic concrete have been compacted to at least 95 percent of maximum dry density Inspection of Foundation Trench Excavations The foundation trench excavations for all on-site structures were inspected, and these foundation excavations were detemiined to be into competent natural or compacted fill soils; of such dimensions as shown on the approved plans, and had been extended to the proper depth and bearing strata. Surface Drainage and Mainenance Proper control of the site drainage and regular maintenance of all drainage facilities are important factors related to the overall stability of the soil mass. Surface water around the perimeter of the proposed structures should flow away from the structures at a gradient of 2 percent for a minimum distance of 5 feet, and drain into the street or into on-site drainage structures without intermediate ponding. The geotecbnical conditions encountered during grading did not differ substantially from those presented in the Geotecbnical Investigation Report for subject property, and all recommendations presented therein have been substantially complied with. The grading performed have been in substantially conformance with the approved grading plans.
