Based on our current understanding of the exterior drainage and landscape plans, we take no exception to the use of area drains within 5 feet of the building footprint provided the following notes are added to the precise grading and building foundation plans: 1. The ground surface surrounding area drains within 5 feet of buildings should be sloped at least 2% towards the area drain Inlets. 2. Such information is by necessity incomplete. The nature of many sites is such that differing geotechnical or geological conditions can occur within small distances and under varying climatic conditions. Changes in subsurface conditions can and do occur over time. Therefore, the findings, conclusions, and recommendations presented in this report can be relied upon only If Leighton has the opportunity to observe the subsurface conditions during grading and construction of the project, in order to confirm that our preliminary findings are representative for the site.
