REVIEW On March 28, 1979, the Planning Commission approved Resolution No. 1496 granting a CUP to a Montessori School at 740 Pine Avenue. Condition No. 6 requires that the operation be reviewed on or before September 30, 1979. This review was conducted during the last week in September. Condition No. 4 allows a temporary building on the site to be used while the existing structure is being remodeled. The plans show a 12' x 30' building. The temporary building on the site is actually a 12' x 60 mobile home. This condition requires that all setbacks be maintained. The mobile home maintains the front and side yard setbacks but does not maintain the required distance between buildings. A total of 10' are required between buildings, however, only 2-3' have been provided between the temporary building and the new construction. This trailer was to accommodate only the existing 34 students. The existing structure continues to be used as a classroom, which seems to indicate that the trailer is no longer necessary. Condition No. 5 requires that the ''grounds be cleaned and kept free of debris and maintained in a manner acceptable to the Planning Director." Inspection of the site on September 19 and on October 3 revealed that construction debris is scattered over the play area. The debris is unsightly and, since it is not separated from the play area, could be dangerous. Staff has contacted the owner and has requested that the debris be removed by October 19, 1979. Recommendation Staff recommends that the owners be allowed to keep the temporary building, requiring that it be removed as soon as its use as a classroom is discontinued or before final occupancy is granted on the new building, whichever comes a report be returned to the Planning Commission. first.
