I i i GENERAL NOTES (1) A!! work sha!! conform to all applicable building, electrical, mechanical, plumbing, & lighting codes as well as all Fire Department Regulations, utility company requirements, and best trade practices. Work shall be performed by licenced trade professionals. (2) The Contractor shall coordinate all work procedures with requirements of loca! authorities and building management (3) Before commencing work, the Contractor shall file all required Certificates of Insurance, obtain all required permits, and pay all fees required by governing agencies. (4) The Contractor shall carry and maintain insurance during the period of construction. The Owner and the Architect shall be named as "additionally insured" on the comprehensive general liability policy of the Contractor and/or Subcontractor of any tier. The Contractor shall submit a certificate of insurance coverage prior to signing a contract with the Owner. (5) The Contractor shall check and verify all measurements in the field and report any discrepancies to the Architect prior to commencing work. !n the case of discrepancies betv.reen the contract documents, tile contractor shall secure instructions from the Architect before proceeding with the work affected by omissions and discrepancies. The contractor shall assume full responsibility tor proceeding wtth such work without approval if such work results in a change to the contract documents. (6) The General Character of the detailed Work is shown on the drawings. Where on any drawings a portion of Work is drawn out, all similar condiuons should be treated similarly unless otherwise noted. Minor details not usually shown or specified, but necessary for proper construction of any part of the Work shall be included as if they were indicated in the drawings. [7) Except as otherwise specifically agreed, all materials shall be new and as specified. Any substitute material must be approved by the Architect Any major discrepancy affecting the layout of the Work shall be called to the Architects attention by the Contractor. No work shall proceed until the discrepancy is rectified. (8) No part of the Work, as described in the drawings, shall be omitted, removed or altered in any way without prior consent of the Architect. (9) The Contractor shall be responsible for the protection of all conditions and materials within the proposed construction area. The Contractor shall design and install adequate shoring and bracing for all structural or removal tasks. The Contractor shall have sole responsiblity for any damage or injuries caused by or during the execution of the Work. (10) The responsibility for the safe working conditions at the site shall be the Contractor's, and the Architect and Owner shall not be deemed to have any responsibility of liability in connection therewith. Conform to all applicable OSHA rules and regulations. (11) The undertaking of periodic Site Visits by Architects and/or Engineers or Owner shall not be construed as supervision of actual construction, or make them responsible for tile safety of all persons; or make them responsible for means, methods, techniques, sequences or procedures of construction selected by the Contractor or their Subcontractors; or make them responsible for safety programs and precautions incident to the Work, or for the safe access, visit, use, Work, travel or occupancy of any person. (12) Take all necessary precautions to insure against fire during construction. Promptly remove combustible rubbish from the site and keep the proposed construction ar-ea·clean and orderly. (13) The Contractor shall lay out their own work., and shall provide all dimensions required for other trades. (plumbing, electrical, etc.) {14) Mechanical, Plumbing and Electrical work shall be performed by persons licensed in their trades, who shall arrange for and obtain inspections and required sign-offs. (15) The Contractor, upon completion of the work, shall arrange for building department inspections and sign-offs as required. (16) The Contractor shall do all cutting, patching, repairing as required to perform all of the work indicated on the drawings, and all other work that may be required to complete the Work. (17) Plans show general design arrangement. Install work substantially as indicated and verify exact location and elevations; DO NOT SCALE PLANS. (18) Care should be taken to avoid damage to all elements and finishes of new construction. Repair or replacement of damaged items shall be done at no cost to the Owner. (19) Do not use exposed fasteners unless directed by the Archrtect, accepted on shop drawings, or indicated on the Drawings. Items required to be fastened shall be through mechanical means and not only with adhesive. (20) Divide materials that cannot be fabricated or installed to the full dimension indicated into pieces only as directed by the Architect; joints of these materials or assemblies shall align with adjacent construction joints or have a modular logic. Coordinate location of seams and joints with the Architect prior to implementation. Joints and reveals shall generally align with other joints and reveals and in al! cases have logic to their placement. All trades shall coordinate and establish this aesthetic logic with the Architect prior to construction. (21) Install exposed ducts, conduit, piping, fire sprinkler heads, lighting, etc., neatly grouped, parallel, and perpendicular to the building. The results shall be a clean, consistent, and orderly, well thought out placement of an exposed work. Do not assume that any exposed items are not important to the Architect Place logically or align within or at the exterior of the building. Where an awkvvard condition exists, consult with the Architects prior to construction, and rectify and install as directed. (22) Place outlets, switches, lights, linear diffusers, signs, etc., at1he same height where located in the same space or room, aligned, with concern for alignment to the Architect's module and others' work.
